LEED® is the globally recognised standard for measuring building sustainability. Designed by the leading sustainable architectural practice of Bunting Coady Architects, the new 17,200 sq.m. (185,139 sq.ft.) campus includes 21 shops and 27 classrooms and accommodates up to 900 full-time students. With a project value of $42.3 million, this building is Canada’s newest high-tech facility for trades, technology and applied training programs.

Officially opened in April 2007, this eye-catching building was intentionally designed to look more like a university than an industrial facility with direct connectivity and views to the outdoors. An indoor ‘covered street’ provides visual and physical access to every floor and ensures optimum natural light and ventilation. Roofs have skylights, allowing natural daylight to illuminate the space. Multi-coloured glazing and ‘Y’ shaped interior glulam beams in the atrium also add to the vibrancy of the design. Dramatic wood ‘trees’ that line the concourse were sourced within a 500 mile radius of the campus. The craftsmanship of the professional trades is celebrated throughout the facility to further enhance the learning experience for new students.

A key focus of the project team was the creation of a passive design to ensure effective use of the campus microclimate and optimise building orientation. The north and south building façades are substantially larger than the east and west faces, thereby maximising control of sunlight (glare) and heat gain/loss.

Initiatives such as this reduce the need for mechanical systems within the facility and significantly reduce energy consumption. The anticipated 31% savings in energy usage is sufficient to power 19 typical Vancouver homes. Green power purchases for the project supply enough renewable energy to replace 100% of the facility's regulated electrical usage, contributing directly to the developing renewable energy infrastructure, as well as to the project's annual reduction of GHG (Greenhouse Gas) emissions by 59 tons.

Additional features that contributed to Kwantlen’s LEED® Gold certification include:

An erosion and sedimentation control plan, implemented prior to the start of construction. Over 87% of construction waste was diverted from landfill.

A water use reduction of 45% over baseline conditions, in keeping with the Energy Policy Act of 1992. Water conservation strategies include low-flow toilets, waterless urinals and sensor-controlled faucets. In addition, low-flow drains are installed on the roof and the landscaping requires no ongoing irrigation.

A large south-facing photovoltaic array generates 5 kilowatts of renewable energy.

Innovative use of coloured concrete in the tilt-ups makes the building envelope virtually maintenance free. The colour of the pigmented walls deepens when wet and changes with the light.

The welding area exhaust system is adjusted automatically based on the number of booths in use. Individual lighting controls in each of the 42 welding booths are linked to a centralised control system, adjusting the variable speed drive fan, which then controls the rate of exhaust.

The facility benefits from the use of locally produced materials and from non or low VOC (volatile organic compound) emitting products.

The site is served by three public transit links and is well equipped for wheelchair access.

Karen Hearn is Director of Facilities for Kwantlen Polytechnic University: “Kwantlen is a leader in sustainability in our operations and construction, and those values needed to be embraced in this project. The team that worked together on this project did an excellent job at creating a great place to learn and work while minimising the building’s impact on the environment.”

From the outset, the design team incorporated sustainable design principles and identified the potential of LEED® Gold certification without incurring additional costs. The design team utilised the Integrated Design Process, as pioneered by Bunting Coady Architects in 1994, to incorporate the mechanical, electrical, civil and architectural requirements for the project. This process also enabled the team to overlap the programming phase of the project with the conceptual/schematic design phase, thereby saving valuable time and money during a period of escalating costs.

Teresa Coady, Chief Executive Officer for Bunting Coady Architects and Principal In Charge of Design, feels that the building exceeds everyone’s expectations: “The Kwantlen Polytechnic University Cloverdale Campus is probably the most beautiful facility of its kind in North America. Its LEED® Gold certification is a triumph for the entire design team.”

Professional high resolution photographs are available upon request

About Bunting Coady Architects:

Bunting Coady Architects (http://www.buntingcoady.com/ ) is an innovative, full service, architectural practice based in Vancouver, BC, Canada. With a reputation for designing high performance buildings and sustainable architecture, ‘We create Living Breathing Buildings®’. We have won over 50 awards for design quality and building performance and have been internationally recognized as the only practice to have won the BOMA Earth Award four times. LEED® certification is the globally recognised standard for measuring building sustainability.

Designed by the leading sustainable architectural practice of Bunting Coady Architects, the 71,000 square foot fuel cell research facility incorporates sustainable design, construction and operational features that significantly reduce environmental impact. A unique aspect of the centre is that the technology used to partially power the building was developed by the resident user groups and can be incorporated by the sustainable building industry. The full suite of technologies featured in this progressive facility includes a ground source heat pump to provide natural-source heating and cooling, a 5KW solid oxide fuel cell system powered by natural gas and a photovoltaic array to capture energy from sunlight. The anticipated 34% energy usage savings amounts to an annual reduction of GHG (Greenhouse Gas) emissions of 184 tons - sufficient to power 37 typical Vancouver homes or 26 cars. Green power credit purchases offset 100% of the facility’s regulated electrical usage, thereby contributing directly to the existing renewable energy infrastructure.

Additional features that contributed to NRC-IFCI’s LEED® Gold certification include:

• Careful site selection, which avoided sensitive land types (farmlands, wetlands, habitat and parkland). The open space surrounding the building is larger than the building footprint and NRC has guaranteed its conservation for the lifetime of the building.

• Innovative design techniques minimise light pollution and ensure zero light encroachment to adjacent properties and the surrounding atmosphere. Onsite lighting systems monitor both daylight levels and occupancy use.

• The indoor air standards go well beyond the required provincial non-smoking requirement. Air systems are protected by gateway grills, designed to capture dirt and particulates, while the chemical rooms have dedicated exhaust systems. Carbon dioxide monitoring systems have been incorporated throughout the building to detect elevated levels and increase fresh air to the facility.

• Sixty-one per cent of all materials used in the construction of the facility were produced locally, thereby reducing transportation costs and GHG emissions. Only non or low VOC (volatile organic compound) emitting materials were used in interior adhesives, sealant, paints, carpets, agrifibers and most woods.

• The introduction of drought tolerant native plants has helped to enhance both building performance and site ecosystems. No permanent irrigation system is required for the entire site.

The $20 million centre also promotes alternative transportation options through easy access to public transportation, bicycle storage stalls and shower facilities. There is also a hydrogen refuelling station and parking spaces for car or van pooling.

From conception, the design team worked towards LEED® certification and utilized the Integrated Design Process, as pioneered by Bunting Coady Architects, to incorporate the mechanical, electrical, civil and architectural requirements for the project. Teresa Coady, Chief Executive Officer for Bunting Coady Architects and Principal In Charge of Design, is delighted with the outcome: “This cutting-edge facility works exactly in harmony with nature and provides a sustainable and comfortable working environment. We believe NRC-IFCI to be one of the first market-driven buildings to approach the ‘Living Breathing Building’™ standard.”

Professional high resolution photographs are available upon request

About Bunting Coady Architects:

Bunting Coady Architects (www.buntingcoady.com) is an innovative, full service, architectural practice based in Vancouver BC, Canada. Her vision, to create ‘Living Breathing Buildings’™ which enhance, rather than harm the environment, is behind such landmark projects as the UBC Life Sciences Centre, the largest LEED® Gold laboratory in the world at time of completion and the Vancouver Port Authority Head Office, one of the world’s first pilot projects for LEED-CI® Gold. Bunting Coady Architects has won over 50 awards for design quality and building performance, including the BOMA Earth Award on four separate occasions. The practice has more square footage of new construction LEED® Gold certified projects than any other firm in North America. In
September 2007, it was announced that all new government buildings or facilities in B.C. have to be built to a minimum of LEED® Gold, or equivalent.

Ms. Coady is excited about her appointment and feels that the Climate Action Team has a great opportunity to tackle climate change: “I am delighted to be part of this exceptional team. A combination of public demand, ecological necessity and imminent legislation has created a unique opportunity for us to lay the foundations for a future that we can all be proud of. My aim has always been to heal the earth with beautiful buildings and the time is right for us to make green development the norm rather than the exception.”

With a keen insight into constructibility issues, a strongly developed design aesthetic and an established engineering background, Ms. Coady is known for consistently maintaining architectural excellence with a true spirit of innovation. A past Vice-President of the Architectural Institute of British Columbia, she has acted as an advisor to the British Columbia Energy Code and the National Energy Code. Ms. Coady is also a
past recipient of the YWCA Woman of Distinction award.

For further Information please contact:
Honor Morris, Communications Manager
Bunting Coady Architects
Tel: 604.979.9930
Email: hmorris@buntingcoady.com

1-800-Got Junk?'s New Offices A Model For Sustainable Workspaces

Design emphasizes link between nature and a positive work environment

Vancouver BC: An innovative design that promotes cultural harmony and environmental sustainability is at the heart of a new workspace created for the junk removal company 1-800-Got-Junk? Designed by the award winning architectural practice of Bunting Coady Architects, the new 40,000 square foot offices, known as the Junktion, incorporate the harmonizing elements of earth, water, fire, plant, air/wind and metal to create a healthy and productive working environment.

Studies have shown that blending natural elements into the workspace can positively enhance psychological well being, thereby helping to reduce stress and increase employee productivity. The new 1-800-Got-Junk? head office contains many features emphasizing the importance of the relationship between people and nature. These include:

An open plan design using few doors. This provides staff with maximum access to natural daylight as well as spectacular water and mountain views over the City's historic Stanley Park.

A state of the art glass and metal staircase, linking earth to sky, connects all three floors in the Junktion and emphasizes the harmony between people and places that is a focal point of the design.

Glass tiles are used to symbolize a babbling brook and large rocks in the 8th floor lobby will provide a distinctive seating area for staff and clients. Symbolic planting provides a sense of harmony, peace and good fortune.

A circulation path, signified by wooden flooring and wood coloured carpet, represents the forest path in a West Coast rainforest and firmly links this successful international company to its Pacific Northwest roots.

Wall and banner graphics, designed by Junktion staff, highlight the company's core philosophy, "It's All About People".

Brain Scudamore, Founder and CEO of 1-800-Got Junk?, is enthusiastic about the company's new head office: "Communication and culture are the two key components of our company. Our new space facilitates open communication and creates a setting that is truly conducive to our energetic and enthusiastic culture."

A strong commitment to the environment is reflected throughout the office space, which is located in Vancouver's Guinness Tower. The wood flooring, prominent throughout, is constructed from fallen tree branches collected from sustainable managed forests. The broadloom and carpet tiles are CRI Green Label certified for VOC emissions and contain no PVC. The existing cabinetry, interior wall glazing, doors, door frames and door glazing have all been reused or reclaimed during demolition.

Teresa Coady, Principal of Bunting Coady Architects, led the design team for this project and is confident that the Junktion will be an inspirational place to work: "We incorporated natural elements indigenous to the West Coast as touchstones common to all people and all cultures, making visitors and staff feel welcome and comfortable. In addition, this is a truly international space in its modern, simplistic and clean design."

Professional high resolution photographs are available upon request

About Bunting Coady Architects:

Bunting Coady Architects (www.buntingcoady.com ) is an innovative, full service, architectural practice based in Vancouver, British Columbia. Completion of the 113,000 sq/ft four-storey office building is scheduled for spring 2008. Total cost of the project is approximately $37 million.

"With this next phase of development at Broadway Tech Centre, we are responding to the rising demand for office space in the Vancouver market in a long-term, sustainable way," said Chuck Swanson, vice president, real estate, bcIMC. "Since the project began in 2000, we have transformed 17 acres of under-utilized and functionally obsolete warehouse space into a worldclass business campus and distribution centre."

According to Tony Astles, senior vice president, Bentall Real Estate Services L.P., "Broadway Tech Centre offers one of the most efficient building systems in Bentall's portfolio."

2925 Virtual Way is the campus' third new office building, which is being built to Leadership in Energy and Environmental Design (LEED®) Silver specifications. The LEED® building rating is a voluntary, consensus-based national standard for developing high-performance, sustainable buildings. The buildings feature efficient water and energy conservation systems, and are designed to meet a high standard of indoor environmental quality.

When fully developed, Broadway Tech Centre will have eight buildings with 900,000 sq/ft of office and 150,000 sq/ft of production/distribution space. In addition to significant landscaped areas and gardens, the campus includes an on-site café, outdoor sports courts for basketball and volleyball and a full-service fitness facility. There is ample secured underground parking, and the campus is located immediately adjacent to the Central Valley Greenway (bikeway connecting New Westminster to Vancouver), the Renfrew Street Skytrain Station and the Broadway B-line transit stop.

"With its positive relationship to the surrounding community and transit systems, Broadway Tech Centre is a great example of leading edge sustainable design," says Teresa Coady of Bunting Coady Architects, the project's lead architect. "In addition to contributing much needed additional office space, this project compliments the City of Vancouver's focus on sustainability and will help raise the market standard for sustainable building design in Canada."

Broadway Tech Centre has been recognized by the Urban Development Institute (UDI) for excellence in Urban Development/Office Development and by the Canadian Society of Landscape Architects. The project also won the 2002 National Association of Industrial and Office Properties (NAIOP) Comprehensive Development Award.

To date, 24,000 sq/ft of the building has been pre-leased. This prestigious honour is awarded by the United States Green Building Council (USGBC) to leading edge buildings that incorporate environmentally sustainable design, construction and operational features to reduce environmental impact. The award marks the Authority's latest achievement in its pursuit to lead environmental responsibility.

The 55,000 square foot (5110m2) offices, located at Canada Place, were designed by the leading architectural firm of Bunting Coady Architects in conjunction with interior design firm Group 5. The offices are the largest LEED-CI® Gold certified project in Canada and were one of the first pilots for LEED-CI® in the world. The winning project coupled innovative sustainable design with a modernist interior to create a healthy, environmentally sound office for Vancouver Port Authority employees. The project team for the construction of the new VPA offices also included the Canadian companies of: Dominion Fairmile Construction, Stantec Consulting Inc.,
Schenke/Bawol Engineering Ltd., Read Jones Christoffersen Ltd., Enersys Analytics and Western Mechanical Services.

Features that helped the Vancouver Port Authority achieve LEED-CI® Gold certification include:

Re-cycling - 70 per cent of construction waste from the project was diverted from landfill sites.

Efficiency - Energy savings over conventional buildings of 20 per cent for lighting and 36 per cent for heating, ventilation and air conditioning.

Water Efficiency - The VPA project uses 39 per cent less fresh water than comparable buildings.

Energy - Power used in heating, ventilation and air conditioning has been reduced by 36 per cent compared to standard building requirements.

Sustainability - Elimination of fossil fuels for heating.

Teresa Coady is the Managing and Co-Founding Partner of Bunting Coady Architects: "When the VPA approached us to design their new premises, they made it clear that they wanted to show leadership in environmental stewardship. With large spatial volumes and lots of exposed glass, a sustainable design for the interior was a challenge. LEED-CI® Gold certification means that the Vancouver Port Authority now has an international caliber showcase facility in a landmark building."

The $8 million (Canadian) investment in a green office has also earned the Vancouver Port Authority national recognition and has been a key factor in the VPA achieving "Top 100 Employer" status.

Lori Lindahl is Vice-President, Corporate Services, Vancouver Port Authority: "In pursuing LEED® certification for our new office, the Vancouver Port Authority wanted to create a highprofile example of sustainable building practices. This office improves the quality of life for VPA employees and for our community. It also makes great business sense: operational costs are improved as is the value of the building."

A case study of this award winning project will be posted on the USGBC website and added to the US Department of Energy's High Performance Buildings Database. The award marks Bunting Coady's second LEED® Gold accreditation this year. In January 2006 another Bunting Coady project, the UBC Life Sciences Centre, achieved LEED® Gold certification and became the largest LEED® Gold certified laboratory building in the world.

About Bunting Coady Architects:

Bunting Coady Architects (www.buntingcoady.com) is an innovative, full service, architectural practice based in Vancouver, British Columbia. Architects for the project were Diamond and Schmitt Architects, Toronto, and Bunting Coady Architects, Vancouver, in joint venture. The $125 million, 52,165 m2 Centre is built to accommodate the 25,000 m2 interdisciplinary research facility (Life Sciences Institute) and a significant proportion of the province's medical education program. This new facility will enable the province to double the number of physicians in B.C. over the next few years.

The LSC is the largest building in Canada to achieve LEED Gold certification, particularly impressive due to the building's significant laboratory component. Only a handful of laboratories in North America have achieved a LEED Gold rating. LEED certification is awarded by the USGBC to leading-edge buildings that incorporate environmentally sustainable design, construction, and operational features that reduce environmental impact.

"The LSC exemplifies UBC's commitment to sustainable development," says UBC President Martha Piper. "LEED Gold certification affirms our leadership among Canadian universities in meeting the challenge set by the Kyoto Accord."

Features that earned LSC the LEED Gold certification include the following:

Compared to standard buildings, the LSC emits 1,000 tonnes fewer greenhouse gases, consumes 28 percent less energy and 50 percent less water.

A dynamic monitoring system provided in the building adjusts interior lighting and ventilation according to the external environment and occupancy, contributing to an annual saving of 6.4 million kWh of electricity and nearly $200,000 in energy costs.

Materials used in the construction of the building were chosen for their high recycled content, low VOC emissions and local availability.

During construction 80 percent, or 1.3 million kilograms, of construction waste was recycled or salvaged.

Over 50 percent of the open area of the site has been restored with planting, of which 87.5 percent is of native or adapted species.

An Indoor Air Quality (IAQ) Management Plan was implemented for the construction and pre-occupancy phases of the project to sustain the comfort and well-being of construction workers and building occupants.

"The LEED Certification of the Life Sciences Center at the University of British Columbia demonstrates UBC's commitment not only to the health of the environment, but also to the health and well being of its students, faculty, and community," said Rick Fedrizzi, President, CEO & Founding Chair, USGBC. "The LSC building is a showcase research and teaching area, and will benefit the University for many years to come."

The LSC building is owned by UBC and opened in six phases starting in September of 2004, only 26 months after breaking ground. From its conception, the design team worked towards LEED certification and utilized the Integrated Design Process. This effort was enhanced by coordination with the construction manager, Ledcor Construction Limited, achieving the multi-phased occupancy schedule within the budget requirements without losing sight of the team's sustainability targets.

"It took a large amount of cooperation and energy on the part of user groups, consultants, the construction manager and trade contractors to finish the project not only on schedule, but according to everyone's original expectations," says Al Poettcker, president and CEO of UBC Properties Trust.

The LSC research institute houses over 80 faculty investigators as well as approximately 600 trainees and research staff who conduct innovative research in many areas of biomedical sciences. Flexible lab spaces capable of adapting to the evolving research programs of the Institute combined with the interdisciplinary research approach, set within a LEED certified "healthy" building, make the LSC a unique medical research and teaching venue.

About Bunting Coady Architects:

Bunting Coady Architects (www.buntingcoady.com) is an innovative, full service, architectural practice based in Vancouver, British Columbia.
